How to set up utilities (water, electricity) in Mallorca.

Setting up or transferring utility contracts in Mallorca requires a Spanish bank account, your official foreigner tax number, and a copy of your new property deeds. Because Spanish utility companies do not accept United States credit cards for monthly billing, establishing a local banking infrastructure is a mandatory prerequisite.

The difference between transferring and connecting

When an American buyer purchases a luxury home in the Balearic Islands, dealing with the local utility companies is often cited as the most frustrating part of the post-closing process. How you handle the utilities depends entirely on whether you are buying a resale property or a brand-new construction.

If you are buying a classic, pre-owned stone finca, the water and electricity are already connected and running. Your goal is simply to execute a «cambio de titularidad» (change of ownership). This means transferring the existing contracts from the seller’s name into your name. This is generally a fast administrative process, ensuring you do not experience a single day without power or water. However, if you are buying a newly built villa directly from a developer, or restoring an abandoned ruin, you must apply for entirely new connections (dar de alta). This process is notoriously slow, requires municipal inspections, and can take several weeks or even months to complete.

The mandatory direct debit system

The most profound shock for United States citizens is how utility bills are paid in Europe. In the US, you might be accustomed to logging into a website every month and paying your electric bill with an American Express card to earn points. In Spain, this is completely impossible.

Spanish utility providers, such as Endesa or Iberdrola, operate almost exclusively on a system called «domiciliación bancaria» (direct debit). When you set up the contract, you must provide a European IBAN (International Bank Account Number). The utility company will automatically withdraw the exact amount of your monthly or bi-monthly bill directly from your checking account. If you do not have a Spanish or European bank account with sufficient funds, the companies will not activate your contract, and they are astonishingly quick to cut off your power for non-payment.

Navigating the electricity grid

When transferring the electricity contract, you must pay attention to the «potencia contratada» (contracted power). In Spain, you pay a fixed monthly fee based on the maximum amount of electricity your house is allowed to draw from the grid at one time, regardless of actual usage.

Many historic Mallorcan fincas have a very low contracted power limit. If you plan to install modern air conditioning systems, heated swimming pools, and electric car chargers, you will likely need to upgrade the power capacity. To do this legally, the utility company will demand a new «Boletín Eléctrico» (Electrical Certificate) from a licensed Spanish electrician, proving that the internal wiring of your ancient stone house can safely handle the increased electrical load.

Water supply in rural fincas

While urban villas in Palma or Santanyí are connected to the municipal water grid, buying a rural property in the South East presents a unique Mediterranean reality. Many luxurious country estates are not connected to the city water supply.

Instead, they rely on private, subterranean water wells located on the land, or massive underground storage cisterns (aljibes). If your new home relies on a cistern, there is no monthly water bill to transfer. Instead, you must manually order water delivery trucks (camiones de agua) to refill your tanks during the dry summer months. It is imperative during the due diligence phase that your lawyer verifies the legality of the private well, as water extraction rights in the Balearic Islands are heavily regulated to protect the environment.
