Picture yourself stepping out onto a private terrace in the heart of Palma, coffee in hand, with the hum of one of the Mediterranean’s most vibrant cities setting the tone for your day. This brand-new, two-bedroom apartment — built in 2022 and located just steps from the beloved Plaza de los Patines — delivers exactly that kind of everyday luxury. It’s the rare combination of contemporary construction and an address that puts you at the center of everything Palma has to offer.

Spread across 60 m², the apartment is thoughtfully laid out to make the most of every square foot. The open-plan living and dining area flows naturally toward the private terrace of over 15 m², creating an indoor-outdoor dynamic that feels effortless in Mallorca’s mild climate. Two well-proportioned double bedrooms provide restful retreats away from city life, while the full bathroom is finished to a modern standard that matches the rest of the home.

The practical details are just as impressive. Air conditioning keeps things cool during the long Mallorcan summers, and the heating system ensures comfort when temperatures dip in winter. The building has a lift, and a private storage room comes with the apartment — a genuine bonus in an urban setting where space is always at a premium. The unit is delivered unfurnished, giving tenants a blank canvas to create a home that’s entirely their own.

Being built in 2022 means the apartment meets current Spanish building codes for thermal insulation, soundproofing, and energy efficiency. In practical terms: quieter interiors, lower energy bills, and a level of finish that older Palma apartments simply can’t match.

The location is genuinely hard to beat. Plaza de los Patines is one of those neighborhood squares with real character — locals gather here, children play, and the surrounding cafés keep the sidewalks buzzing from morning espresso to evening aperitivo. Within a short walk you’ll find the Gothic Quarter, the Cathedral and Almudaina Palace, the tree-lined Passeig del Born with its designer boutiques and top-rated restaurants, and the Mercat de l’Olivar — one of the island’s best fresh food markets. The hip Santa Catalina neighborhood, packed with international restaurants and a lively Saturday market, is equally close.

Getting around couldn’t be easier. Multiple city bus lines serve the area, the Palma train station (connecting to Inca, Sa Pobla, and Manacor) is within comfortable reach, and Palma’s expanding cycle-lane network runs nearby. For those who prefer to drive, public parking options exist in the surrounding blocks.

This is central Palma at its most authentic — not the resort-facing postcard version, but the city that residents love year-round: the neighborhood bakeries, the evening passejades along historic streets, the Sunday morning markets, and the cultural calendar that fills galleries, theaters, and concert venues throughout the year.

Villas y Fincas Mallorca is ready to arrange a viewing at your convenience.
