Property Tax (IBI) in Spain: How much is it?

The IBI (Impuesto sobre Bienes Inmuebles) is the annual local property tax in Spain, similar to the property taxes paid to a county or city in the US. In Mallorca, the IBI usually ranges between 0.4% and 1.1% of the property’s «valor catastral,» which is the official government valuation of the home.

Understanding the «Valor Catastral»

The most important thing for an American buyer to understand about the IBI is that it is NOT calculated based on the market price you paid for the house. If you buy a luxury villa in Santanyí for 1.5 million Euros, your tax is not a percentage of that 1.5 million.

Instead, the tax is based on the «Valor Catastral.» This is an administrative value assigned by the Spanish government’s «Catastro» office. This value considers the size of the plot, the square footage of the building, the age of the construction, and the location. Crucially, the Catastral value is almost always significantly lower than the actual market value—often 30% to 50% lower. This makes the IBI in Mallorca surprisingly affordable compared to property taxes in states like New Jersey, Illinois, or California.

How Much Will You Actually Pay?

The exact percentage (the «tipo impositivo») is set by the local Town Hall (Ayuntamiento) where the property is located. For example, if you own a property in the municipality of Ses Salines, your rate might be slightly different than in Palma or Calviá.

As a general rule of thumb for a high-end property in the South East of Mallorca:

  • For a modern villa or a large town house, you might expect to pay between 600 and 1,500 Euros per year.

  • For a large rural finca with extensive land and multiple outbuildings, the annual IBI could range from 1,500 to 3,500 Euros.

Your real estate agent or lawyer can easily find out the exact IBI amount paid by the previous owner by looking at their last receipt, which gives you a perfect estimate for your future budget.

When and How is IBI Paid?

IBI is an annual tax. The payment window varies by municipality, but in Mallorca, it is usually collected between September and November.

For American owners who are not in Spain year-round, the most critical step is to set up a «domiciliación bancaria» (a direct debit). This links your Spanish bank account to the Town Hall’s tax office. Once set up, the tax is automatically deducted every year, ensuring you never miss a deadline. This is vital because late payments incur an automatic «recargo» (surcharge) of 5% to 20%.

Additional Local Fees

It is worth noting that alongside your IBI receipt, you will often see a smaller fee for «Basuras» (Rubbish Collection). This is a separate local tax that covers the municipality’s waste management and recycling services, usually costing between 100 and 250 Euros per year.
